Project Manager • Prepare statistical, financial, narrative, and other project related data and present it in written and/or oral. Input, update, and maintain records, logs, and other documents. Work with company staff and departments on a variety of tasks associated with estimating, pre- and post- negotiations and other areas. Insure compliance with company and department policies. • Project manages the day-to-day activities and productivity of superintendents. Establish contact with subcontractors, clients, architects, building and city official, landlords, and safety consultants. • Responsible for planning and executing all aspects of projects assigned including, but not limited to, scope definition, project plan development, budgeting, issues management, risk mitigation, communication, change management, implementation, and post implementation support. • Responsible for decisions pertaining to subcontractor and vendor contract negotiations and awarding of contracts, subcontractor and owner change orders, issuing purchase orders, determining subcontractor scope, and scheduling adjustments. • In charge of negotiation with subcontractors, preparing subcontracts and schedules, coordinating owner-supplies, reviewing sub pay requests, monitoring schedules, and close out. • Development process including consultants, general contractors, vendors, specialty contractors, budgets, internal departments, and developers.
